Most project problems start before design does: a building that can’t hold the program, a budget set before the scope was known, or a site with code or zoning issues nobody checked. Pre-planning answers the big questions early, while changes are still inexpensive.
KRN works on the owner’s side to establish whether a project makes sense, what it will realistically take, and what decisions need to be made before a design team is hired.
What pre-planning includes
- Feasibility studies
- Existing building and facility condition assessments
- Site analysis and selection support
- Zoning and building code research
- Scope definition and early budget alignment
- Project delivery and schedule strategy
What you get
A clear, documented basis for a go / no-go decision, a funding request or board approval, and the starting point for your design team’s scope of work.
Who pre-planning is for
- Colleges, universities and institutions weighing a renovation, addition or new building
- Churches, nonprofits and community organizations preparing a capital campaign or grant application
- Businesses deciding whether to renovate, expand, relocate or lease
- Owners who want an independent, owner-side view before committing to a design contract
Common questions
What is a feasibility study?
A feasibility study tests whether a project can work on a given site or in a given building: whether the space fits the need, what zoning and building codes allow, what conditions the existing building is in, and what the project is likely to cost. It gives you the facts to decide whether, and how, to move forward.
When should pre-planning happen?
Before you hire a design team, apply for funding or sign a lease or purchase agreement. Decisions made at this stage cost the least to change and have the most influence on the final budget and schedule.
Do you work with our architect later?
Yes. KRN deliverables are written to hand off cleanly to whichever design team you select, or to form the basis of a request for proposals.
KRN Architecture works with owners throughout Delaware, Pennsylvania and the Mid-Atlantic, from offices in Wilmington, DE and Philadelphia, PA.
